A $500 million sweeping rezoning plan for a swath of the East Bronx has recently gained final approval from the City Council. This rezoning initiative is set to bring about major infrastructure upgrades and the construction of approximately 7,000 new apartments in the area. While the City Council unanimously passed the plan, implementation may not happen as quickly as some residents expect.
Long-Term Housing Solutions
The plan permits the construction of taller residential towers in Morris Park, Pelham Gardens, Pelham Parkway, and Van Nest, contingent upon the development of two new MetroNorth stations in the region. However, the completion of these stations is not anticipated until at least 2027. Assembly Speaker Adrienne Adams emphasized that the process of introducing the influx of new housing will be gradual, given the scale of the project.
With a focus on addressing the city’s escalating housing crisis, the plan aims to create 7,000 new residential units, a third of which will need to be affordable under the city’s mandatory inclusionary housing law. This rezoning proposal, initially introduced by Mayor Adams’ administration, underwent months of negotiation before finalization.
Investment in Infrastructure
Aside from housing development, the $500 million plan includes funding for a range of infrastructure upgrades in the communities where the new apartments will be situated. This funding encompasses street and sewer enhancements, as well as park and public space renovations. Furthermore, $10 million is allocated for the renovation of the 49th Precinct Police Department and an additional $12 million for the refurbishment of public schools in the area.
The inclusion of substantial infrastructure investments was pivotal in garnering support for the plan from Bronx Councilwoman Kristy Marmorato. Despite being elected on an anti-residential development platform, Marmorato emphasized the importance of infrastructure improvements in her post-vote statement.
